Proper steel building maintenance is simple and quick— but very important. Whatever the function of your metal building, it is in your best interest to protect your investment now.
Preventing problems before they happen costs far less than making repairs later.
1. START EARLY: We just rolled back the clock from Daylight Savings Time. That is a great way to remember to start steel building maintenance. The longer you procrastinate, the greater the chance winter will blow in before you are ready.
2. PRUNE: Prune back any trees or bushes that have grown too close to the building’s surface. Remove any foliage that might rub against the steel panels in strong winds. Remember, heavy snow and ice accumulates on trees during storms, weighing them down. Trim away any branches close enough to bend and damage your roof.
3. REMOVE DEBRIS: Remove debris buildup like leaves, twigs, pine needles, and dirt from the roof. Any substance which holds water on the roof can ultimately cause problems. Scratches in the protective paint metal coating— and debris gathered around screws— invite corrosion.
4. WASH the STRUCTURE: Wash the steel exterior of the building including the roof. Any mild household cleaner mixed with water warm works well. Use a very soft-bristled brush or a low-pressure power washer to clean gently. Rinse thoroughly with water.
5. CLEAN GUTTERS: Route rain, snow, and ice away from the structure. Be sure that all gutters and downspouts are firmly attached to the metal building and completely free of obstructions. Remove all dirt and plant debris from gutters and downspouts.
6. CHECK SEALS: Examine the entire roof for corrosion or scratches. Check the seals around skylights or vents for any sign of cracks or voids. Inspect flashing around chimneys, valleys, or pipe boots. Examine all window and door seals carefully to be sure they are tightly sealed. Reinforce seals if needed with caulk or other weatherproof sealant.
7. INSPECT the ROOF INTERIOR: Check the roof inside the building for any signs of discoloration caused by condensation, water leaks, or mold. High-quality steel buildings seldom have waterproofing problems. However, should leaks occur, they need to be repaired quickly to prevent further damage. Metal buildings with inadequate ventilation sometimes experience condensation problems. Consider adding vents if required.
Wood buildings require extensive maintenance. Wood framing warps, rots, creeps, and twists. Long spans over garage doors sag over time. Nails pop out, loosening the framing, and causing drafts around doors and windows. Lumber-framed buildings require expensive treatment with harsh chemicals to prevent termite infestation. Wood buildings must be scraped and repainted frequently to protect from the elements. It is a hassle.
Quick and easy, steel building maintenance requires only an annual washing and simple inspection to keep the structure in tiptop form. Steel buildings not only last longer than other building systems, they also retain their good looks and value far longer than lumber-framed structures.
